STAMP DUTY SCALE & EXEMPTIONS

Property under construction purchased direct from Developer
The stamp duty on the sale and purchase agreement will be nominal RM10.00
The stamp duty on the principal loan agreement will be 0.5% of the loan amount

Property purchased through subsale 
The stamp duty calculation will be based on the market value of the property based on the following :-

Stamp duty Fee 1% : For First RM100,00
Stamp duty Fee 2% : RM100,001 To RM500,000
Stamp duty Fee 3% : RM500,001 and RM1,000,000
Stamp duty Fee 4% : >RM1,000,000

Example : if SPA Price is RM300,000.00 and valuation by Jabatan Penilaian is 350,000.00
Stamp Duty will be calculated based on RM350,000.00
First 100,000.00 @ 1% = RM1,000.00
Next 250,000.00 @ [email protected] = RM5,000.00
Stamp Duty Payable = RM6,000.00

Exemptions for First time home buyer, Residential Property and Individual 

If you are applying for exemptions the waiver are as follows :-

SPA (transfer) 
Full waiver on stamp duty for property price 300,000.00 and below
A waiver of RM5,000.00 for property price 301,000.00 to 500,000.00

[b]Example : if SPA Price is RM300,000.00 and valuation by Jabatan Penilaian is 350,000.00[/b]
First 100,000.00 @ 1% = RM1,000.00
Next 250,000.00 @ [email protected] = RM5,000.00
Stamp Duty Payable = RM6,000.00

Less Exemption RM5,000.00
Total Stamp Duty Payableis only RM1,000.00

[b]Loan[/b]
Full waiver on stamp duty for loan 300,000.00 and below
A waiver of RM1,500.00 for loan amount 301,000.00 to 500,000.00

[b]Example : if loan amount is 350,000.00[/b]
350,000.00 x 0.5% = RM1,750.00
Less Exemption RM1,500.00
[b]Total Stamp Duty Payable is only RM250[/b]
